The Strategy & Innovation team, together with the Market Intelligence team, works from the head office in Amsterdam and works on a hybrid basis with experts from the Market Intelligence team and other service lines, depending on the strategic issue or project. The digital transformation is carried out by the Data Analysis & Development team that comes under Strategy & Innovation. The core team has 10 members, with an additional 10 staff distributed across the service lines, with the emphasis on data analysts.

This is a platform for sustainability analysis to support our strategic sustainability advice, sustainable valuations and, perhaps the biggest development, our digital transformation to ensure that our consultants can provide data-driven advice in all service lines.

Across the world and around the corner, that is what sets the retail team apart from other retail property consultants. The team advises and assists retailers and lessors of retail property and has been among the top 5 in the Dutch retail property market for many years. Retail Agency advises on leasing and letting real estate and leasing and portfolio optimization. It also manages rent reviews. In its work the team focuses on the top 25 shopping towns and cities in the Netherlands, and within them the prime shopping streets and districts. Regardless of whether it concerns individual retail units, shopping centres or complete retail property portfolios.

In cooperation with the Cross Border Retail Agency Team of Cushman & Wakefield, the European Retail Agency Teams and the Research department, in recent years the team has attracted major brands such as LEGO, Samsung & Uniqlo to the Netherlands. They also assisted with the opening of the largest European H&M in Rotterdam and the H&M Home store in Amsterdam and arranged the move of two H&M stores into the former Maison de Bonnetterie shops in Amsterdam and The Hague. The 7-member team works from the head office in Amsterdam.

With 150 employees, the Valuation & Advisory team is the largest team within Cushman & Wakefield Netherlands. The team is largely based in Amsterdam, but also has valuers throughout the country. 

Valuation & Advisory (V&A) is divided into three specialist business lines: Commercial Real Estate which covers the traditional commercial real estate sectors, namely offices, retail and business space, Residential which specializes in valuing let housing complexes for residential investors and housing associations, and Specials which focuses on the other segments, including car parks, healthcare-related property, hotels, holiday parks, golf courses, petrol stations etc. Clients of V&A include financial institutions, insurance companies, pension insurers, private individuals and institutional investors, government bodies and housing associations.

Major social issues such as climate adaptation, urban densification, urbanization and the energy transition provide a future perspective for spatial planning in the Netherlands and demand a long-term vision. We play a pioneering role in this area because, as strategic advisers, we can vigorously initiate the necessary changes in close cooperation with public and private parties. With the unique combinations of expertise within our organization, we assist organizations in formulating the best responses to relevant real estate issues. And we make an impact on the future design of our cities and our country.

Our Office Consultancy team combines the energy of a start-up with more than a century of worldwide experience. We have been pioneers in data and data analysis since 1984, so we let no opportunity in the office market slip below the radar or leave it unexploited. From eight offices in the Netherlands we work for users, investors and developers and know the local market and players. Our letting and leasing specialists identify trends and translate them into comprehensive real estate strategies and transactions. That way we contribute to the ambitions and goals of your organization. The team of 45 specialists is distributed across six regions and eight offices.

Our colleagues in Asset Services are responsible for the property management of around 800 buildings throughout the Netherlands for almost 80 Dutch and international investors. These are mainly offices, logistics centres, hotels, individual shops and shopping centres.

The team provides an integrated service covering commercial, technical, facilities and financial management. Among its core tasks are attracting and retaining tenants, ensuring a positive operating result, maintaining buildings and resolving breakdowns as well as providing a package of services to the tenants and producing financial reports on the performance of the building or the portfolio.

The overriding ambition is to exceed the expectations of our clients and tenants and to create an environment in which employees enjoy working, shopping or spending time. The team has 110 employees and operates from the Utrecht office.

On 1 October 2018 the Project & Development Services (PDS) department in Utrecht was strengthened with the acquisition of DZAP in Naarden. Like no other market player, PDS and DZAP provide structure and substance to users’ business and workplace strategies. 

They do this by using project-based methods to design and create attractive and striking working, learning, healthcare and living environments. The architects, interior designers, technical specialists, project managers and site managers also carry out assignments to make or keep properties marketable and attractive for their owners. The PDS and DZAP team has a total of around 70 employees.

The Industrial & Logistics service line assists owner-occupiers, users, investors, developers and multinationals with a range of activities such as the purchase, sale, leasing and letting of industrial and logistics real estate. This service line is formed by combining the existing activities of Industrial & Logistics with advice and assistance to users through Occupier Services.

The Industrial team operates at a national level through our offices distributed throughout the Netherlands, sharing knowledge between all regions on a daily basis. The team has 20 advisers who combine local market specialism with knowledge and expertise in the industrial real estate sector. It also has specialists with wide-ranging knowledge of the automotive sector, data centres, ports, food, self-storage, big data, urban logistics, high tech, land transactions, DIY stores and new energy, amongst others. The Logistics team is market leader in logistics real estate and has 8 specialists working throughout the Netherlands.

There is also a Debt & Structured Finance team within Capital Markets that focuses on obtaining finance with the purchase of commercial real estate. Capital Markets creates value for clients through the combination of process and transaction management as well as advice on real estate issues. Market data, investment sentiment and knowledge of international trends and developments are crucial in this respect. The team has 34 employees and is based at the head office in Amsterdam.

Our advisers in Capital Markets advise and assist market parties based in the Netherlands or abroad (such as pension funds, banks, insurers, property developers, companies, municipalities, housing associations and private investors) with the acquisition and disposal of commercial real estate.

We do this in all sectors of the commercial real estate market such as offices, retail, logistics and industrial property, residential, hotels, car parks and healthcare-related property. Many of the properties bought or sold are let. But we also focus on vacant properties such as offices that can be transformed into homes, student housing or a hotel.

Strategic Client Management and multidisciplinary collaboration are two of the six strategic priorities of our Dutch organization. To embed these priorities firmly in the organization, a Clients Lead is appointed for each client group. The Investor and Occupier Clients Leads are responsible for the further implementation of Strategic Client Management and optimizing the cooperation and cross-selling between the various service lines. The aim of the two functions is to facilitate the best possible cooperation between the service lines, and by doing so to offer our key clients integrated solutions, working closely with the heads of the service lines.
