Management

We provide construction management services tailored to each project’s size and complexity. Whether for a single project or as part of a larger program, our team brings our client’s design to life with a sharp focus on cost, schedule compliance, safety and risk management. We closely monitor construction activities and offer advice on issues such as constructability, contract packaging, coordination of contractors, temporary work requirements, supply chain capacity and capability.

Structural

When adapting the structure of an existing building, we help our clients to consider ways of meeting the requirements of the current program needs as well as possible future uses. We look for approaches that can dramatically reduce the carbon footprint of
a project. Our work includes demountable structural systems, the local reuse of structural steel and the specification of recyclable (non-composite) materials.

When balancing the structural engineering needs of the present use with the provisions for future scenarios that imply greater embodied carbon, we have developed an approach utilizing "soft zones" that incorporate future strengthening provisions into our engineering plans. We know that reducing carbon emissions is critical to our clients and we seek to deliver carbon reductions in ways that increase flexibility
to extend the useful life of a building for maximum return on investment. Our holistic approach considers the whole lifecycle of
the building, from the earliest design
stages through construction and operation
to demolition.

Planning
and Approvals

Adaptive reuse has great potential to reduce carbon emissions and meet sustainability goals for our clients. In order to fulfill that potential, we work with clients to navigate the complex reality of site conditions and regulatory contexts.

In most communities, building adaptation involves compliance with regulatory frameworks such as zoning and other
land-use considerations that govern
building use, density and dimensional or design elements. Proactive site location
and economic analysis may help determine the viability of the project. When a building’s program is changed and project approvals are subject to environmental impact assessment, our planning group works
with clients to obtain the required permits and authorizations.

Building
Systems

Our experts prioritize resource-efficient technologies to minimize energy and water consumption such as renewable energy, passive cooling, grey water recycling, combined heat and power solutions and intelligent control systems. Our approach to adaptive reuse emphasizes considerations that help buildings adapt continuously in both the near and long term. Some of these considerations include demountable components, raised floor systems for flexibility, centralized utility cabinets and shared facilities.

District
Electrification

As our cities transform, widespread electrification stands to make a critical difference in how existing buildings, both stand alone and portfolio scale, are able become more efficient, flexible and reduce carbon emissions. Rather than an incremental upgrade to existing building systems, electrification is a full step forward, improving nearly all the factors causing onsite pollution.

Electrification provides a way of eliminating the indoor and outdoor pollution associated with burning fossil fuel onsite. The benefits
of this approach extend beyond the building envelope and include the surrounding infrastructure and the transportation associated with it, such as any parking lots, dedicated service vehicles and public
bus nodes.
